Rates can change. Confirm current rates on the Rajasthan e-Panjiyan portal or at the sub-registrar's office before you register.
Rates at a glance
| Buyer | Stamp duty | Surcharge (20% of duty) | Registration | Total |
|---|---|---|---|---|
| Man | 6% | 1.2% | 1% | 8.2% |
| Woman | 5% | 1% | 1% | 7% |
The DLC rate
The DLC rate is the minimum value the government sets for land in each area. Stamp duty is charged on whichever is higher: the price in your sale deed or the DLC value of the property. If you buy a plot for ₹50 lakh and its DLC value is ₹55 lakh, duty is charged on ₹55 lakh.
Worked examples
| Value (or DLC value, if higher) | Man pays (8.2%) | Woman pays (7%) |
|---|---|---|
| ₹20 lakh | ₹1.6 lakh | ₹1.4 lakh |
| ₹50 lakh | ₹4.1 lakh | ₹3.5 lakh |
| ₹1 crore | ₹8.2 lakh | ₹7 lakh |
Flats
The same stamp duty and registration apply to flats. An under-construction flat also attracts GST, which a ready flat with a completion certificate does not. See flat prices in Jaipur and the flat price calculator.
Tips
- Registering in a woman's name, alone, lowers the duty by about 1.2% of the value.
- Show every payment in the sale deed. Unrecorded cash creates problems at resale.
- Pay duty online and keep the receipts with your registry papers.
