Draft

Jaipur's next master plan is being prepared for a much larger JDA region. It is still a draft, parts of the expansion have been stayed by the Rajasthan High Court, and planners have raised concerns about its size and low density.

Key highlights

  • JDA limits proposed to roughly double, adding 633 villages, after a committee studied a 100 km radius around the city.
  • Urban areas of Shahpura, Jobner, Chaksu, Dudu and Phagi brought under JDA planning.
  • JDA administrative zones increased from 18 to 27, mostly on the outskirts, to speed up approvals.
  • Proposed region of about 6,500 sq km, with about 3,500 sq km identified as urbanisable.
  • Planned density of about 23 persons per hectare, which experts say is far below the roughly 175 suited to a city like Jaipur.

Key developments

Corridor limits along nine roads

Tonk Road to Chaksu, Phagi Road to Phagi, Ajmer Road to Dudu, Kalwad Road to Jobner, Chomu–Renwal Road to Kaladera, Sikar Road to Udaipuria Mod, Chomu–Ajitgarh Road to Samod, Delhi Road to Shahpura and Agra Road to the district limits.

Satellite towns

Feasibility studies for satellite towns at Bassi, Bagru, Chomu and Kotputli, 20–40 km from Jaipur.

Township Policy 2025

New residential townships must keep at least 7% of land for parks and 8% for utilities. Industrial townships reserve 5% for worker housing.

Zonal and sector plans

Once notified, zonal and sector plans will fix land use for the new villages and reserve land for roads.

Before you buy

This plan is a draft and parts of it are under a court stay. Land use in the new villages is not final, so buy only converted land (90A) in approved layouts, and price in a long wait for infrastructure.

FAQ

Frequently asked questions

Is Jaipur Master Plan 2047 approved?

Not yet. It is a draft, and the Rajasthan High Court has stayed parts of the expansion. MDP-2025 remains in force until the new plan is notified.

Which areas are added to JDA under the expansion?

A committee proposed adding 633 villages, including the urban areas of Shahpura, Jobner, Chaksu, Dudu and Phagi, with limits along nine roads such as Tonk Road to Chaksu and Ajmer Road to Dudu.

Should I buy land in the new Master Plan 2047 areas now?

Only with care. Land use there is not final, so buy only converted land in approved layouts, at a price that already allows for a long wait for roads and services.
