How to read a plot rate
- Gaj means square yard. One gaj is 9 sq ft or about 0.836 sq m. Divide a rate per gaj by 9 to get the rate per sq ft. Use the land converter for bigha and acre.
- Market rate is not the DLC rate. The DLC rate is the government's minimum value, used for stamp duty. In most colonies the market rate is higher. See stamp duty in Jaipur.
- Rates are per plot, not per area. Inside one area, rates can differ by tens of percent.
Why two plots in the same area cost different amounts
- Road width in front of the plot, and whether it is a corner or park-facing plot
- JDA patta or society patta (see society patta vs JDA patta)
- Distance to the sector road, metro or a main market
- Water, drainage and how built-up the colony already is

Where is the cheapest land?
Within our 20 areas, Sikar Road and Sitapura are the most affordable. Further out, JDA's own schemes on the city's edge set reserve prices well below city rates:
| JDA scheme | Where | Launched | Reserve ₹ per sq m | ₹ per gaj |
|---|---|---|---|---|
| Saraswati Vihar | Daulatpura, near Bainad (Sikar Road side) | May 2025 | ₹11,000 | ≈ ₹9,197 |
| Ganga Vihar | Bassi, Agra Road | May 2025 | ₹14,000 | ≈ ₹11,706 |

| Patel Nagar | Khori Ropara | Feb 2025 | ₹18,000 | ≈ ₹15,050 |
Reserve prices from Patrika reports; plots were allotted by lottery. 1 sq m ≈ 1.196 gaj.
For what your budget buys, read plots under 10, 15 and 20 lakh.
