How to check your plot's land use

  1. Get the khasra number and village

They are on the jamabandi and the sale deed.

  2. Find the plot on the master plan map

Use the JDA master plan and zonal plan maps, or ask the JDA zone office.

  3. Read the land use

Residential, commercial, ecological (G1/G2), road or rural. Only residential land use allows a house.

  4. Confirm conversion and patta

Check that the land is converted under Section 90-A and the layout is approved.

FAQ

Frequently asked questions

Which master plan is in force in Jaipur now?

The Master Development Plan 2025 (MDP-2025), in force since 6 September 2011, still governs land use. Master Plan 2047 is a draft for a larger JDA region and is not yet final.

How do I check the land use of my plot?

Find the plot on the JDA master plan and zonal plan maps using its khasra number and village, or ask the JDA zone office. Residential building is allowed only where the land use is residential and the land has been converted under Section 90-A.

Does being in a master plan growth area guarantee appreciation?

No. Growth areas usually appreciate once roads, water and transport actually arrive, which can take many years. Treat a master plan as a direction, not a promise.
