What “JDA approved” actually means
Buyers use “JDA approved” as a single label, but it is really four separate things, and a safe plot needs all of them:
- Land use allows housing. The Jaipur master plan marks the land for residential use, not for a road, park, ecological zone or industry. See Jaipur master plans.
- The land is converted. Agricultural land must be converted for non-agricultural use under Section 90-A of the Rajasthan Land Revenue Act, 1956.
- The layout plan is approved. JDA approves the colony's layout: plot sizes, roads, parks and facility sites.
- A patta is issued. The plot owner holds a JDA patta (a lease deed), or an allotment letter from a JDA scheme.
A colony can have some of these and not others. A converted plot in an unapproved layout, or an approved layout where pattas have not been issued yet, is not the same as a fully JDA approved plot.
Why it matters
- Home and plot loans. Lenders usually want a valid patta in an approved layout before they lend. Ask your bank before you book.
- Building permission. Plans for construction are approved against a valid patta and the approved layout.
- Resale. Buyers and banks ask the same questions when you sell. A plot without clear approval sells slower and at a discount.
How to check a plot, step by step
- Layout approval letter and map. Ask the seller or developer for JDA's approval letter and the approved layout map, and find your plot number on it.
- Conversion order (90-A). It should name the khasra numbers your plot sits on.
- Patta. Check the patta is in the seller's name and the plot number, size and colony match the map. Confirm it at the JDA zone office.
- Jamabandi. Look up the khasra on the Rajasthan Apna Khata portal and check ownership and land class.
- Master plan land use. Confirm the plot is not inside a road widening line, park or ecological zone.
- RERA, for projects. A project on more than 500 sq m of land or with more than 8 plots or units must be registered with RERA Rajasthan before it is advertised or booked.
- Encumbrance. Search the sub-registrar records for loans, mortgages or an earlier sale.
Our plot due diligence checklist lets you tick these off as you go.
Red flags
- “JDA approval in process” or “JDA approved soon”. Until approval is issued, the plot is not approved.
- Only a society patta is offered. Read society patta vs JDA patta.
- A price well below the area rate. Compare it with our area-wise plot rates.
- Pressure to pay in cash, or to pay before you see the documents.
JDA schemes vs private JDA approved colonies
You can buy a JDA approved plot two ways. JDA itself launches residential schemes and allots plots by lottery at a reserve price. Private developers also build colonies whose layouts JDA has approved, and sell at market prices. Recent JDA scheme reserve prices are a useful public reference:
| JDA scheme | Where | Launched | Reserve ₹ per sq m | ₹ per gaj |
|---|---|---|---|---|
| Saraswati Vihar | Daulatpura, near Bainad (Sikar Road side) | May 2025 | ₹11,000 | ≈ ₹9,197 |
| Ganga Vihar | Bassi, Agra Road | May 2025 | ₹14,000 | ≈ ₹11,706 |
| Yamuna Vihar | Kathawala, Chaksu (Tonk Road) | May 2025 | ₹15,500 | ≈ ₹12,960 |
| Patel Nagar | Khori Ropara | Feb 2025 | ₹18,000 | ≈ ₹15,050 |
Reserve prices from Patrika reports; plots were allotted by lottery. 1 sq m ≈ 1.196 gaj.

Approved colonies by area
People often search for JDA approved plots in Jagatpura, Mansarovar, Ajmer Road, Tonk Road, Sikar Road, Kalwar Road and Pratap Nagar. Approval belongs to a colony, not to an area: every one of these areas has both approved and unapproved colonies, so check each plot's papers. For prices, see plot rates by area or work out a total with the plot cost calculator.
